How is tax changing for landlords in 2026?

In April 2026, Making Tax Digital for Income Tax Self Assessment (MTD for ITSA) is being introduced for landlords and sole traders. You will be required to maintain digital tax records and provide HMRC with quarterly revenue updates using compatible software. The objective of this change is to save time and reduce the risk of unintentional mistakes when submitting tax returns.

Do non-resident landlords pay tax on rental income?

Under the Non-Resident Landlord Scheme (NRLS), if your ‘usual place of abode’ is outside the UK, then your rental income will be taxed. For individuals, HMRC normally regard an absence from the UK of 6 months or more as having an abode outside the UK. If you qualify as a non-resident landlord, letting agents should withhold 20% of your income for taxes.
